While we may be known for housing, we are experts in numerous fields — inclusive engagement, land use, long-range planning, sustainability and resiliency planning, and community design. We know cookie-cutter approaches don’t work—we respond specifically and flexibly to each project to root it in local realities. Our extensive experience working with diverse communities is applied to every project.

We keep our focus on delivering outcomes that matter to communities, avoiding endless studies and non-productive data-holes that distract from getting things done. We listen to what’s needed and respond, shifting gears, redirecting, and adjusting scopes quickly to make sure we remain focused on what’s most important as situations and needs evolve.

Our small but mighty team combines a strong technical background in housing, economic analysis, and sustainability with a unique strength in participatory planning, as well as extensive experience partnering with cities throughout the Bay Area on public process and facilitation efforts.
